The plot has its own private roads and it extends down to the sea. It is located opposite to a protected park ("Drymos" in Greek) which includes a river (that plunges over a waterfall near sea level) with a plane forest and is a registered path (called "Rihtis gorge" or "Richtis gorge") with increasing international popularity (from a few hundred visitors in 2007 to thousands in 2010) over the past 5 years (pictures on attached presentation).
The plot is partially bordered by the road on the east (which has been fully upgraded to concrete since the google maps picture was taken), extends about 200 m to the south of the building, about 60 m to the west and down to sea level to the north (see attached presentation).
According to the topographical plan and the ownership title the size of the plot is 131 500 sqm.
Access to the property is through a newly upgraded and widened concrete road about 4.5km off the Heraklion - Sitia national road (access from sea also possible)
The main beach (which is public property) is around 1.5km from the property on a newly upgraded concrete road (which extends from the national road that crosses exo mouliana village and down to the main beach) and is walk-able by anyone or a 3 min drive.
Also, there is a small sandy beach (about 40m wide) that belongs to the property but work needs to be done for it to be safely accessible and is about 350m from the building.
There is possibility (technical and legal) to have a second floor (legal maximum) on the existing building
If desired, 30000 of the 131500 sqm are ready to be build (legal maximum: 1 structure per 4000 sqm and there are exceptions if one wants to build a complex) without any major work on the ground (levelling)
